Renters' Rights Act · England
Registration opens region by region from 15 December 2026. Look up your deadline, see which documents the official form asks for, and fix the gaps before you start.
Your deadline
You register and pay the £65 fee yourself, on GOV.UK. Agents can help gather details but cannot register for you.
Rollout
Each region gets three months to register once it opens. Every let property in England must be on the register by 14 November 2027.

Dates from the official GOV.UK registration page, set by the Private Rented Sector Database Regulations 2026. Last checked 5 October 2026. The government can change them, so check GOV.UK before relying on them.
What the form asks for

About us
Register Your Rental Property grew out of our own experience as landlords. When the Renters' Rights Act became law, we went looking for a straight answer to a simple question: what do I need to have ready before I register? The answer was spread across government pages, council websites and long legal guides, much of it written for lawyers rather than landlords.
Most landlords we know let one or two properties and manage them alongside a full-time job. They want to do things properly, but they don't have time to piece the rules together, and getting it wrong can mean a penalty of up to £7,000. We started Register Your Rental Property to put everything a landlord needs in one place, in plain English.
Make registration the easy part of being a landlord. Most landlords already keep their homes safe and their paperwork in order. What trips them up is knowing which documents count, which ones have expired and when their deadline falls. We check that for them, so that when their region opens, registering takes minutes instead of an evening of searching.
We're an independent company run by Consulting Limited. We are not part of the government and we are not a letting agent. We never register properties for anyone, and we never ask for your GOV.UK login.
For questions about your registration itself, contact the official service through GOV.UK. We can't see or change your register entry.
Questions
No. This is an independent website run by a private company. The official Register your rental property service is run by the Ministry of Housing, Communities and Local Government on GOV.UK. You can register directly with the government without using us.
No. Under the regulations the landlord must register. Agents can supply some information, but they can't complete the registration. We prepare everything so you can do it quickly yourself.
No. The £65 per property fee goes straight to the government when you register. Our paperwork check and tracker are separate, optional services.
Certificates often include your tenants' names, so we treat them as personal data. We store them encrypted, use them only to check your compliance, and delete them when you close your account. Our privacy notice has the details.
This register covers England only. Wales has Rent Smart Wales and Scotland has Landlord Registration Scotland. Both already require landlords to register.
Yes, once it launches. The Renters' Rights Act creates a separate ombudsman that private landlords must join. Joining one doesn't register you with the other.
